Watch what happens to the per-desk figure. It falls as the team grows. A solo occupier in a two-person suite pays the most per head. We run fibre broadband from shared access up to dedicated 500 Mbps lines, and telephony provision is available. A two-person suite on shared fibre sits at the bottom of that band. A ten-person team on a dedicated line sits at the top. Ask for the line to be priced at the same time as the office so you compare like with like. Meeting and training room hire

You do not pay for meeting space you never use, which is exactly why it sits outside the licence fee. When you need it:

Two things kill leased offices for small Cardiff teams. The first is cash flow: furniture, fit-out, deposit, install fees and legal costs all hit before a single person sits down. A lease can still win. If you need eighteen months of certainty in one specific building, a heavy fit-out, and you have the capital to fund it, take the lease. For a team of two to twelve who want to be working by Monday, it rarely does.
